Key points from our letter:

โข There are already material grounds to decline, and ongoing delay is no longer justified - especially as the applicant has still not resolved major issues like the Transport Assessment

o no Very Special Circumstances
o highway, drainage and environmental concerns

A new letter from the Ministry of Housing has raised the stakes significantly for this application.

โข For schemes of 150+ homes, if a Council refuses planning permission, it must now refer the decision to the Secretary of State

As you will have seen, last week, police attended two separate road traffic collisions within minutes outside Kilburn Primary School during drop-off/pick-up.
This wasnโt random. It was the direct result of unsafe parking, congestion, and pressure on a road network already at its limit.
Police have had to step in, warning about:
โข Parking on zig-zags and white lines
โข Obstructed visibility
โข Dangerous traffic flow at peak times

A recent report from CPRE (the countryside charity) confirms what weโve been saying all along:
โข There is enough brownfield land in England for 1.41 MILLION homes
โข Over 770,000 already have planning permission and could be delivered quickly
โข In many areas, brownfield alone could meet housing targets for years
